We have a Team of Property Managers, support staff, accounting department, leasing agents and qualified vendors to service your account(s) needs.


Property Management Program Overview

  • No fees are paid to Southwest Pacific Realty Investment until the property is rented and the first months rent has been collected.  

  • Marketing and advertising is included in the management fee paid at the time the property is leased.

  • One half of the leasing fee paid will be offered in the MLS to the leasing agent that procures the acceptable tenant for the property.   Example: Leasing fee is $700 one half $350 will be offered in the MLS.  This fee varies for each property based upon its specific needs.

  • Management fees are paid out of the monthly rent received.  The minimum management fee is $100.0 or 10% of the rent which ever is greater.

  • Owner’s checks are mailed out between the 5th to the 10th day of each month.  Rents paid late will be mailed out as soon as possible after payment has been received and paid with certified funds by the Tenant.

  • Tenant’s security deposits are held by law in a separate Property Management Trust Account.

  • The $300 reserves, paid by the owner at the time of management contract execution, are held to pay for small repairs under $300.  Any amount needed for larger repairs must be approved by the owners first.

  • Photos are taken of each property inside and out at the time we sign the property into the management program.  New photos are taken each time a Tenant moves out for our records and to document damage to the property.

  • We have repair and maintenance companies that we use on a regular basis.  If you have regular maintenance done by your vendor please let us know the name of the company you use if you would like us to continue to use your vendor.

  • Tenants will pay all utilities during the time of their lease.

  • Owners will pay Association fees.

  • Owners will provide a copy of the Rules and Regulations for the Association to the property management company.

  • All applications are screened for credit, job verification, past rental history, general back ground check, verification that they are legal residents of the USA and criminal back ground check.

  • All applicants over age 18 who are not students are required to have the credit check and to be on the lease.

  • Properties are marketed on Clark county Rentals, 123 Rent A Home, Vegas Featured Homes, the Las Vegas MLS, Realtor. Com and the Military Rental Website.

  • The management agreement will automatically renewed each year unless terminated by either party with 30 days notice in writing at time of the termination of the lease agreement.
